Reso 0906w HC-51,458.2 RESOLUTION NO. 906 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING FOR NINE SINGLE-FAMILY CLUSTER HOMES. PROPERTY OWNER: Griffin & Murren Construction, Inc. APPLICANT: if it if to ADDRESS: 1255 Kentwood Avenue, San Jose, CA 95129 LOCATION OF PROPERTY: Northeast corner of Byrne and Granada FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed development is in substantial conformance with approvals granted by the Planning Commission under Resolution No. 1943. CONDITIONS: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. • 9. The recommendation of approval is based on Exhibit A, B, B-1, B-2, B-3, C and C-1 of this application except as may be amended by special conditions contained herein. 10. Subject to staff approval, Exhibit C shall be modified to include moderate- neight evergreen trees adjacent to the northerly property lines of Building III and IV rear yards. The objective of said planting materials shall be to screen rear yards of subject site from the line of sight of residential units situated immediately to the north. The type of trees chosen for this vicinity shall possess a height characteristic which will not unduly interfere with the solar rights of the adjacent northerly properties. 11. Unit B of Building III (defined on site plan) shall be subject to the following privacy protection measures, as portrayed in Exhibit B-2: A. Obscure, limited opening capability windows for upper story Bedrooms Two and Three, bath and dressing rooms. The 5 ft.,6 in. sill windows are not restricted to this requirement. Precise details of obscured awning windows shall be provided to staff at the building permit level. 12. Unit A of Building V shall be provided with upper story windows as depicted on Exhibit B-2, with the following exceptions: A. Obsure, limited open capabilities are not required. B. The applicant shall provide staff with a view angle analysis of potential privacy intrusion impacts from the northerly facing window of Bedroom Two. Necessary measures to mitigate unreasonable impacts shall be incorporated in working drawings to staff's satisfaction; said measures may include a wing wall extension. HC-51,458.2 RESOLUTION NO. 906 (continued) 13. All upper story units other than those referenced by Conditions 11 and 12 of this Resolution shall be provided with windows as depicted in Exhibit B-2. However, obscured and awning characteristics are not required. 14. Exhibit B shall be modified at the building permit level to incorporate windows portrayed in the upper floor level plan of Exhibit B-2. 15. Precise details of wall -mounted lighting fixtures shall be provided to staff at the building permit level. Said details shall reflect substantial conformance with a rectangular light and cedar concept expressed by the applicant.
