OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING FOR
A 60-UNIT CONDOMINIUM DEVELOPMENT.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect
to this application:
1. That the proposed development is in substantial conformance with
approvals granted by the Planning Commission under Resolution No. 1959.
CONDITIONS:OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that
they do not conflict with the special conditions enumerated herein.
9. The recommendation of approval is based on Exhibit A, B, B-1, B-2, C
and E of this application except as may be amended by special conditions
® contained herein.
10. Exhibit A shall be modified at the building permit level to incorporate
the following revisions, subject to staff review and approval:
a. Minimum parking lot driveway width of 27 ft.
b. Minimum parking stall size of 9 ft. x 18 ft.
C. Increase planting adjacent to southerly property line to accom-
modate objectives of (1) screening residential units from adjacent
commercial developments; and (2) providing shade`for-•parking"lot.
d. Handicap access to the common open space area (provide details)
11. A maximum of six parking stalls may be deleted to accommodate increased
planting areas and the required parking stall width. The permitted
reduction shall be restrained'by::"the`following.-requirements:
Deletion of three stalls from each of the northerly and southerly park-
ing areas. In addition, four compact stalls may be provided in the
northerly area adjacent to Lazaneo Drive. Parking areas east and west
of the common open space area shall be permitted to be comprised of
compact stalls. All compact stalls shall be appropriately marked as
such; a note to this effect shall be provided in working drawings.
Staff retains the authority to review and approve all parking area
proposals at the building permit level.

12. Precise details of the following items shall be provided to staff for
review and approval at the building permit level:
a. Earthtone paving treatment for courtyards and driveway areas.
b. South perimeter wall.
C. North perimeter wall. Note: Wall shall be staggered and comprised
of stucco materials painted to match appearance of residential units.
Height of wall shall be 3 ft.- 4 ft. maximum. The City Traffic
Engineer shall review the height of wall in vicinity of driveway
entrances to ensure that adequate vehicular visibility is maintained.
13. Exhibit C shall be modified at the building permit level to include the
following revisions, subject to staff review and approval:
a. Provide satisfactory and intensive planting materials in vicinity
specified in Condition 10 c of this application.
b. Reduce De Anza Boulevard mounding height to a maximum of 3 ft. for
purposes of ensuring security of adjacent residential units.
C. Provide a minimum of one evergreen tree adjacent to each patio unit in
the common open space area.
