RESOLUTION•NO. 913
OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING FOR
THIRTEEN SINGLE-FAMILY CLUSTER HOMES.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect
to this application:
1. The proosed development reflects substantial compliance with
approvals granted under Planning Commission Resolutions No. 1972,
1975 and 1985
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the
event a conflict does exist;:, the special conditions as enumerated herein
shall apply.
9. The recommendation of approval is based upon Exhibits A, B, B-1, B-2, B-3,
B-4, B-5, C, C-1 and E of this application except as may be amended by
special conditions contained herein.
10. Floor plans and elevations provided at the building permit level shall
incorporate privacy impact mitigation measures specified in Section IV.
Al, 2, 3, 6, 7, 8 of the ASAC staff report dated October 31, 1979.
11. A detailed tree preservation plan shall be provided at the building permit
level, subject to staff review and approval. As per Condition 17 of
Planning Commission Resolution No. 1972, particular'.a.ttention shall be
paid to the impact of foundation lines upon adjacent trees.
12. The applicant shall specify precise details concerning restoration of the
westerly property line. retaining wall and fence at the building permit
level, subject to staff approval. Said details shall includethe following
elements:
Replacement of wood retaining wall and all fence posts; boards
replaced as needed.
This work shall require the consent of adjacent single-family property owners.
13. A precise landscape/irrigation plan shall be provided at the building
permit level. Said plan shall incorporate all criteria contained within
Policy 2-11 of the General Plan. The Plan shall include details of the
irrigation measures to be utilized in the gateway areas. Staff shall work
with the applicant to refine gateway details.

14. Exhibit C shall be modified to provide additional evergreen: trees:,Alo.ng::the

easterly property line; tree in this vicinity shall be situated in clusters.
Subject modification is subject to staff approval at the building permit
level.
15. A diagonal wood treatment shall be provided for that fence depicted in
Exhibit A which faces Wildflower Way.

the Architectural and Site Approval Committee of the City of Cupertino, State
of California, by the following roll call vote:
