OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF
THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF SITE,
ARCHITECTURE, LANDSCAPING AND LIGHTING FOR THE REMODEL
OF AN EXISTING SERVICE STATION.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to
this application:
1. "That the proposed remodeling plans, as amended by conditions contained
herein, will serve to enhance the appearance of subject site."
CONDITIONS OF APPROVAL
178, Architectural and Site Approval Standard Conditions to the extent that
they do not conflict with the special conditions enumerated herein.
In the event a conflict does exist, the special conditions as enumerated
herein.shall apply,
® 9, The recommendation of approval is based upon Exhibits A, B, B-1, C, and
E of this application except as may be amended by special conditions con-
tained herein,
10, Bollards situated in the public right-of-way between the traffic signal
equipment and property line of subject site shall be removed. Plans
submitted at the building permit level shall detail the removal of said
bollards to a depth of 2 inches below sidewalk"level, and the subsequent
resurfacing as necessary in this vicinity. Said details shall be subject
to the approval of the City Traffic Engineer,
11, The trash bin proposed on Exhibit A shall be situated in a diagonal position
at the northwest corner of subject site. Landscaping areas shall be
extended to the sides of said bin.
12. Trash enclosure details shall be provided at the building permit level,
subject to staff approval,
13, The planting area -to be provided adjacent to the street intersection
shall be modified through the deletion of :at: least several junipers
in favor of ralternate_'shrub.s with a greater degree of interest,
14. Planting materials along the perimeter of the De Anza Boulevard and
Homestead Road frontages shall be.intensified in nature, At least one
fifteen (15) gallon size tree shall be provided along each street frontage,
15. The proposed Escallonia "Fradersi" shall be deleted in favor of a.variety
of shrub with .d-higher growth cnaracteristig.

16. A planter bed, adjacent to the walkway at the north side of the existing
building, shall be provided.
17. Bark cover shall be deleted in favor of a.live.groundcover material,
18. The Architectural and Site Approval Committee or":its staff shall have
the authority to review and require correction of any off -site light
intrusion impacts from exterior fixtures approved under this application.
