OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE:;, LANDSCAPING AND LIGHTING FOR
A CONVENIENCE MARKET AND SELF-SERVICE GASOLINE
STATION.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to
this application.
1. "That subject development is consistent with use permit approvals granted
by the City Council on November 5, 1979, as specified in the City Council
Action Letter of November 8, 1979.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
do not conflict with the special conditions enumerated herein. In the event
• a conflict does exist, the special conditions as enumerated herein shall
apply.
9. The recommendation of approval is based upon Exhibits A, B, B-1, B-2, C and
E of this application except as may be amended by special conditions contained
herein.
10. The site plan shall be revised to reflect the following parking and circulation
modifications, subject to staff approval:
a. Provide parallel parking stalls adjacent to southerly property line.
b. Delete the diagonal stalls proposed adjacent to north side of building -
provide one compact parallel stall, one handicap -designated stall, and
handicapped ramp. Ramp shall be an extension of the front (westerly
elevation) walkway.
C. Provide 32 ft. minimum driveway width; at street for new approach on
De Anza Boulevard.
11. Handicap ramp elevations and details shall be provided at the building permit
level.
12. A 4 ft. minimum width walkway shall be provided from the handicap ramp to
the front entrance of the building.
13. A 3 ft. wide walkway shall be provided along a portion of the east side of
the building. 'ln.add tion, the north elevation walkway shall be extended to
the rear (east) parking lot area.

i14. All references to external public address systems shall be eliminated.
15. The trash enclosure shall be shifted in a westerly direction to facilitate
access, subject to_.staff approval.
16. Subject to review by the Building Department, State architect guidelines
concerning the weight of front entrance doors shall be incorporated into
working drawings. The intent of subject condition is to facilitate the
movement of handicapped persons.
17. The applicant shall verify compliance with interior security provisions
expressed by Condition 20 of the City Council Action Letter dated
November 9, 1979.
18. An east elevation rendering of the building shall be provided at the
building permit level. Said drawings.shall depict a full continuation
of horizontal wood siding treatment.
19. The landscape plan shall be modified tb,incorporate the following revisions,
subject to staff approval:
a. Delete brick paving treatment in favor of a planting bed to consist
of trees, shrubs and ground cover materials. Said planting area shall
be adjacent to the north and west building elevations; the walkway shall
adjoin the parking areas.
b. Provide shrubbery materials to accommodate these objectives:
- Screen on -site pavement/parking areas from public view.
- Provide greater degree of interest (clustering, height variations, etc.).
- Emphasize plantings adjacent to street frontages. Shrubbery shall
also be provided adjacent to the southern property line.
C. Delete some Liquidambers in favor of an Evergreen tree type.
d. Delete proposed Raphiolepsis adjacent to pump island, in favor of
alternate chrubs with denser growth characteristics. The intent is to
screen the pump island area more fully. Also include two trees.
20. Staff shall retain the ability to return the revised landscape plan for
informal ASAC review and approval if deemed necessary by the Planning
Department at the building permit level.
21. The applicant shall pursue alternate parking lot fixture,-, designs, and
present the results of such research to the Planning Department; said
alternates shall be utilized if approved by staff. The Architectural and
Site Approval Committee or its staff shall retain the authority to review
and require correction of off -site intensity impacts for any lighting
fixtures approved under this application.

22. Signing is not approved at this time. The applicant shall return to ASAC
for sign review and approval at a date uncertain.
23. Reference to an additional wall sign at the south elevation shall be deleted
from the floor plan portrayed in Exhibit B.
24. The canopy sign stating "Please Pay in Store" is not approved. Said sign shall
be deleted from plans submitted at the building permit level.
25. Parking lot lighting shall be provided in the southerly portion of subject
site, subject to staff approval.
PASSED AND ADOPTED this 20th day of December, 1979, at the regular meeting of
the Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
