OF THE CITY OF CUPERT I NO RECOMMENDING APPROVAL
OF ARCHITECTURE, SITE, AND LANDSCAPING FOR TWO
DUPLEX BUILDINGS CONSISTING OF A TOTAL OF FOUR
UNITS.

CONDITIONS OF APPROVAL:
1-3. Architectural and Site Approval Standard Conditions to
the extent that they do not conflict with the special
conditions enumerated herein. In the event a conflict
does exist, the special conditions as enumerated herein
shall apply.
9. That the recommendation of approval is rased on Exhibits

10. The applicant shall install a decorative masonry wall
along the easterly property adjacent to Sandley Drive.
The masonry wall shall be a minimum of 6 ft. in height
measured from the street side of the wall, and shall
accommodate landscaping on the street side of the wall
to soften its appearance and a rocs of Evergreen trees on
the inside of the wall to buffer the appearance of the
duplex units from the adjoining public street.urea. The
wall design, and landscaping shall be subject to staff
review and approval at the building permit level.
il. The applicant shall install ;sing walls at the second
level windows at the westerly duplex building to
mitigate privacy impacts into the adjoining
single-family rear yard areas. The wing wall location
and design shall be subject to review and approval by
the staff at the building permit level.
12. The applicant shall demonstrate the existence of
permanent easements to provide adequate back-up space
for the open and enclosed panting spaces.
