- OF SITE, ARCHITECTURE, CONCEPTUAL LANDSCAPING
AND LIGHTING FOR AN OFFICE REMODEL~

The Architectural and Site Approval Committee finds as follows
with respect to this application:
With the follow-Img conditions of approval, the application is
consistent with previous approvals, good design practice and
will provide a significant enhancement to the subject Site.
CONDITIONS OF APPROVAL

Architectural and Site Approval Standard Conditions to the
extent that they do not conflict with the special
conditions enumerated herein. In the event a conflict does
exist, the special conditions as enumerated herein shall
apply'
The recommendation of approval is based upon Exhibits A-1

Revision, C-1, C-2 1st Revision, C-3 1st Revision, C-4 1st
Revision, D-1 1st Revision~ E-1 1st Revision, H-1 1st
Revision of Application HC-51,180,12 except as may be
amended by special conditions contained herein.
9. The acoustical wall to be located on the southerly property
line shall be a concrete block material to match the
existing block wall located along the east property line
adjacent to Kirwin Lane' Condition No. 12 of City of
Cupertino's 1-14 Standard Conditions, which requires
construction of a masonry wall between commercial and
residential development, is waived with respect to the wall
along the northerly Property 'Line.
10. Five (5) trees shall be planted along the north property
line to be placed into small tree wells cut into the unused
portions of the angled parking spaces. Actual placement of
the parking spaces need not be modified to accommodate the
trees.

11. The relocated sign noted on the site plans is a directory
sign. The applicant shall return to the Architectural and
Site Approval Committee for approval of any free-standing
sign or tenant sign program for the site.
12. The easterIymost parking stall located off of the northerly
entrance driveway shall be eliminated to provide sufficient
backup area prior to crossing the public right of way line.
13~ The applicant shall have the option of widening the
landscape planter along the perimeter walkway area.
14. The applicant shall have the option of locating the
mechanical roof screen as far from the edge of the building
as possible. The Committee recognizes that this may
involve loss of symmetry as the roof screen may need to be
adjusted to pickup existing mechanical equipment.
15. The applicant shall return to the Architectural and Site
Approval Committee for informal review of building color
and awning color prior to issuance of building permits.
The applicant shall have the ability to change the awning
design to a box style awning with rigid frame and valance.
