OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE AND CONCEPTUAL LANDSCAPING FOR
=~ REMODEL OF AN EXISTING TAKE-OUT RESTAURANT AND
ADJACENT RETAIL COMPLEX.

Boulevard and Silverado Avenue
The Architectural and Site Approval Committee finds as follows
with respect to this application:
1> That the proposed development is consistent with the
floor area ratio specified for Commercial uses in the
General Plan.
2> That the proposed remodel activity is generally
consistent with the requirements of the Land Use
Community Character Element of the General Plan.
3) Modified one-way ingress driveway access from South De
Anza Boulevard and additional frontage landscaping as
provided in Condition 9 of this Resolution adequately
address the intent of General Plan Policy 2-8, Strategy
2 of the Land Use/Community Character Element.
CONDITIONS OF APPROVAL-.
1-7. Architectural and Site ApprovalStamdard Conditions to
the extent that they do not conflict with the special
conditions enumerated herein. In the event a conflict
does exist, the special conditions as enumerated herein
shall apply.
B. That the recommendation of approval is based on Exhibits
A-1 and B-1 W Application HC-51,193.21 except as may be
amended by special conditions contained herein.
9. Exhibit A-1 shall be modified to provide a continuous 25
ft. wide planting area on site's De Anza Boulevard
frontage; the existing curb -cut shall be limited to
one-way ingress only; and up to three parking spaces
shall be deleted for purposes W landscaping.
10. A comprehensive landscaping and irrigation plan shall be
presented for informal ASAC review prior to issuance of
building permits.

11. Conceptual signing indicated on Exhibit B-1 is mot
approved; a separate application for a comprehensive
Sign Program shall be presented to the ASAC at a future
date.
12. The proposed drive -through window facility is not
approved at this time; future ASAC action on the
drive -through facility shall be subject to prior
approval of a conditional Use Permit and satisfaction of
all criteria prescribed for the design and operation of
such facilities.
13. The applicant or successor in interest shall record an
agreement to provide reciprocal ingress/egress easements
with the adjoining properties to the east and north to
be implemented at such time as the City may require the
same of said adjoining property owners. Said agreement
shall be reviewed as to form and content by the City
Attorney and then recorded by the applicant prior to
release of construction permits.

meeting of the Architectural and Site Approval Committee of the
City of Cupertino, State of California, by the following roll
call vote:
