OF THE ARCHITECTURAL AND,SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
A 5-UNIT RESIDENTIAL CLUSTER DEVELOPMENT.

FINDING:
The Architectural and Site Approval Committee finds as follows with respect to
this application:
1. That the proposed development is consistent with approvals granted under
Planning Commission Resolution Nos. 2103, 2131 and 2132.
Conditions of Approval:
1-7. Architectural and Site Approval Standard Conditions to the extent that
they do not conflict with the special conditions enumerated herein. In
the event a conflict does exist, the special conditions as enumerated herein
shall apply.
8. The recommendation o.f approval is based upon Exhibits A, A-1, A-2, A-3, B,
B-1, B-2, B-3, E, E-1 and Informational except as may be amended by special
conditions contained herein.
9. The extent and nature of fencing shall be as depicted on Exhibit A.
10. The extent of private yard use for each lot shall be limited to areas depicted
on Exhibits A-1. Permanent structures or other such improvements shall not
be permitted in easement areas.
11. Subject to staff approval, the landscape plan shall be modified to reflect
the following general characteristics:
a. Delete the proposed Eucalyptus trees from future Stevens Creek Boulevard
right-of-way easement.. Install clusters of shrubs with tall and dense
growth qualities, to partially screen this site from the existing
Stevens Creek Boulevard configuration.
b. Install some plant materials in strategic private yard locations of
Units 3 and ".5. Objective: to assist in providing a landscaped barrier
between the subject units and the future planned widening of Stevens
Creek Boulevard.
C. Plant trees (minimum 15 gallon size) on the slope easterly of Unit 3.
Objective: to partially protect Unit 3 from future Stevens Creek Bouelvard
improvements, as well as to soften the view of Unit 3 from the flood
plain area.
