Reso 0930HC-51;015.222 RESOLUTION NO. 9.30 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO APPROVING SITE, ARCHITECTURE AND LANDSCAPING FOR A FREESTAI\?DING BOOKSTORE TO BE LOCATED ?WITHIN THE CUPERTINO CROSSROADS CENTER. PROPERTY OTATNER: Mardesich Company APPLICANT: C-Z-L Associates (Dalton Bookstore) ADDRESS: 2881 Hemlock Avenue, San Jose, CA 95128 LOCATION OF PROPERTY: Corner of Stevens Creek & DeAnza FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. That the proposed development, with the following conditions of approvalais consistent with provisions of the General Commercial zoning district and will contribute to an enhancement of the Cupertino Crossroads Center. CONDITIONS OF APPROVAL: ® 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In -.the event that a conflict does exist, the special conditions as.enumerated herein shall apply. 9. The recommendation of approval is based upon Exhibits A, A-1 and B of this application except as may be amended by special conditions contained herein. 10. Improvement plans .for reciprocal circulation movement between the subject property and the adjacent commercial site to the north shall be provided at the building permit level. Said plans shall reflect the concepts portrayed on Exhibit A-1, or modifications thereto as approved by the Director of Public Works. Necessary improvements to the subject site and adjacent property shall be installed concurrently with the construction of the bookstore. 11. Prior to issuance of building permits, a reciprocal off-street circulation easement shall be executed by the property owner of the eastern portion of the Crossroads Center and the adjacent commercial property owner to the south. 12. Subject to staff approval at the building permit level, the landscape plan shall be modified to note: a. Automatic irrigation. b. Mounding of street frontage areas (average height of approximately 2 ft.) -1- f HC-51,015.222 Resolution No. 930' (_continued) C. Minimum of two evergreen trees along each street frontage. d. Intensive shrubbery materials for each parking lot planting island. e. One planting bed along the north elevation of building closest to DeAnza Boulevard, and two planting beds for the east elevation of this building. f. Two planting wells in each major parking island''(4 total). 13. Signing shall be approved by staff at a later date, per existing sign program. 14. A handicap parking stall and ramp shall be provided adjacent to the northeast corner of the new bookstore. 15. The proposed walkway extending from Stevens Creek Boulevard street frontage to the eastern elevation public entrance shall be deleted in favor of a decorative stepping stone treatment.
