I) SUBJECT
APPLICATION ASAC 51,782.1 MEASUREX CORP (1 Results Way) Requesting
approval of site, architecture and landscaping for a proposed 40,000
s.f. expansion to an industrial office building located on the
northwest corner of Bubb and McClellan Roads.
II) BACKGROUND/GENERAL PLAN CONSISTENCY
The site is zoned ML (Light Industrial), and is appropriate for the
proposed office/research uses contemplated in the proposed expansion.
The project is subject to ASAC review only in the ML zone
A subdivision map has been approved which consolidates all 14 parcels
of the Measurex site into a single parcel with one overall floor area
ratio credit plus bonus as allowed for redevelopment of substandard
areas in the General Plan. A condition requires the applicant to
record the final map, or to effect appropriate FAR credit transfers
between parcels so that the expansion area and existing Buildings A &
B remain consistent with the .33 Industrial FAR.
III) MAJOR ISSUES
A) Traffic: In lieu of a new traffic signal at Results Way/Bubb Road
as recommend in the project traffic study, staff and ASAC
recommend that a secondary access driveway be opened to Imperial
Avenue if unacceptable congestion levels result at the
McClellan/Bubb or Bubb/Results intersections.
B) Sound Wall: Standard development conditions require installation
of a sound wall separating the residential use on the west side of
the site. A specific condition provides staff approval of the
height, materials and placement of the wall.
RECOMMENDATION
Environmental Assessment: Approval of a Negative Declaration finding no
significant impacts associated with the proposed development.
Application ASAC 51,782.1L Approval in accordance with the findings and
conditions contained in Resolution 1379.
