RECOMMENDATION: Staff recommends approval of ASA-2005-10, based on the model resolution. DISCUSSION The applicant proposes a 648 square foot, two-story addition to the rear of Unit #1 of an existing duplex. The duplex is situated on a 9,394 square foot lot. The proposed 648 square foot addition will increase the lot coverage to 39.3% (maximum allowed is 40%). The addition conforms to the R2 ordinance and privacy protection planting is not required because the duplex is not located adjacent to an R-l Single-Family zone and the applicant is not proposing second story windows on the North elevation. The Design Review Committee could request privacy protection for the proposed second story window on the East elevation (rear); however, staff does not believe privacy protection planting is necessary due to the Quasi- Public Building adjacent to the property. The proposal, at the proposed location, will not be detrimental or injurious to property or improvements in the vicinity, and will not be detrimental to the public health, safety, general welfare, or convenience; 2. You are hereby further notified that the 90-day approval period in which you may protest these fees, dedications, reservations, and other exactions, pursuant to Government Code Section 66020(a), has begun.
