Architectural and Site approval for the demolition of a 342 unit apartment complex (The
Hamptons) and the construction of a new 942 unit apartment development on the same site with
associated site and landscaping improvements, Development Agreement for a new 942 apartment
unit developments in a Planned Residential Zoning District, Development Permit to allow the
demolition of a 342 unit apartment complex (The Hamptons) and the construction of a 942 unit
apartment complex in a Planned Residential Zoning District, Tree Removal Permit to allow the
removal and replacement of 277 trees in conjunction with the construction of a new apartment
development, Use Permit to allow a separate bar facility within a club house located in a 942 unit
apartment development.
❑ Geologic/Soils
o A Geologic Study was conducted.The project will be constructed in accordance with the
requirements as directed in that study
❑ Air Quality
o Standard mitigating measures will be in place during construction to reduce dust
o During demolition,asbestos will be removed per standard Hazardous Materials
Handling requirements
o Trees/Landscaping
o The Redwood trees around the perimeter of the site will be retained
o All trees removed will be replaced in accordance with the Tree Ordinance
o Biology
o Nesting surveys will be conducted for migratory and raptor species
o There will be worker education and protocols established in the event endangered or
nesting animals are found on site
❑ Water Quality/Hydrology
o Reclaimed water will be used for all landscaping and water feature needs(except for the
watering of the Redwood trees until such time as the reclaimed water is of great enough
quality to be used for that)
❑ Traffic/Parking
o The project is designed to reduce vehicle traffic through the land use design making
multiple modes of transportation desirable,particularly bicycle use
o A draft Traffic Demand Management Plan has been submitted
o This project does not require any further lane widening or intersection upgrades,
however the applicant is providing funding towards upgrades/improvements to the
Highway 280 interchange
o The parking needs have been studied and compared to other recent developments with
similar bedroom counts. The project requires 1.7 spaces per unit. 1.8 spaces are being
provided and will be offered as unbundled(pay for parking) parking to the residents
o Of 1696 parking spaces,40 will be designated for electric vehicles.But the garage will be
constructed to allow for additional hookups
❑ Archeological/Cultural
o There will be a Stop Work Order in the construction documents should any remains or
artifacts be discovered on site
❑ Additional Discussion
o The purpose of the Initial Study was to make sure the project is in conformity with the
environmental issues already studied as part of the General Plan EIR
o Part of the BMR program includes relocation plans for existing tenants
o A Bicycle Hub will be incorporated into the development to encourage alternative
transportation
