The approval of the minutes of the January 18, 2018 was postponed to the next meeting for a
lack of quorum

Applicant: Cindy Hsu(Greenleaf Group,LLC)
Location: 22561 Alcalde Rd APN#342-29-063
Approval of a Mitigated Negative Declaration for a Tentative Map application to allow the
subdivision of a 19,562 square foot lot into 2 residential lots of approximately 8,892 square feet
each; and to allow the construction of 2, new two-story single family residences on the newly
created lots; and a Tree Removal Permit to allow the removal and replacement of trees to
facilitate the residential construction
❑ Geologic/Soils
o The Phase I and Phase H soil testing indicate elevated levels of lead and pesticides.
The applicant shall be required to remove 6 (six) inches of top soil in certain sections
of the lot and replace the contaminated soil with 6(six)inches of new`clean soil.
o Prior to demolition, testing will be conducted to determine if the existing structure
contains lead or asbestos. If these hazardous substances are discovered, they will be
required to be removed in accordance with industry and State requirements
❑ Trees/Landscaping
o A tree survey shall be conducted to establish if there are any sensitive species
inhabiting the Oak tree scheduled for removal. The tree not shall be removed during
the breeding season
❑ Air Quality/Traffic
o Standard mitigating measures will be in place during construction to reduce dust
and exhaust
❑ Archeological/Cultural
o There will be a Stop Work Order in the construction documents should any remains
or artifacts be discovered on site
❑ Noise
o Standard mitigating measures will be in place during construction to reduce noise
❑ Additional Discussion
o The Public Works department will require a 10 (ten) foot easement on the property
for the installation of sidewalks and gutters.
