consent is necessary to pass a clear title to said real property; that

dedication to public use all streets and portions of streets not
heretofore existing as shown upon the hereon map within said
subdivision and also dedicate to public use easements for any and

dashed lines each . designated as "P. U.E." (Public Utility Easement). The
above mentioned easements to be kept open and free from buildings

systems and appurtenances thereto, lawful fences, and all lawful
unsupported roof overhangs.
We also dedicate for public easements for light and air on or over
those certain strips of land lying between the lines of streets and
the dashed lines each designated as "B.S. L." (Building Setback Line)
as shown on the map within said subdivision such strips to be

except lawful fences and irrigation systems and appurtenances thereof.
We also hereby dedicate an easement for sanitary sewer purposes
over, under, or upon those certain strips of land designated and
delineated "S.S.E." (Sanitary Sewer Easement). Said easement to
