Chapter 19.132 of the Cupertino Municipal Code allows for administrative approval of minor changes in a project. The Director reports his decision to the City Council and Planning Commission in time to allow an appeal of the decision within fourteen calendar days. DISCUSSION The applicant, Sehee Ryu, is requesting modification of a previously approved Use Permit,l-U-89, to add 629 square feet to an existing two-story home. Since the property is located in a Residential Planned Development district, any alternations to the home must be approved with a Director's Minor Modification . The project includes a new front entry facing Voss Avenue, an expansion of the dining room, and the relocation of a bedroom. The proposed additions are to the front, rear and the side of the existing building. The proposal is consistent with the building pattern and setbacks of the neighboring homes located in the same Planned Development District. The applicant has obtained approval from the Home Owners Association. All �additions v�ill match the existing building color/material. The applicant is requesting for the removal of an existing 12-inch Redwood tree located in the footprint of the proposed addition. Since Redwoods are not considered protected specimen trees in the Ordinance, staff supports the removal request. The replacement strategy for the removed tree is required to be comply with Chapter 14.18 of the City's Tree Ordinance. DIR-2010-43 22931 Voss Avenue Page 2 ACTION The Director of Community Development deems the modification minor and finds that the proposed change is consistent with the intent of the Planned Residential Zoning District and 1-U-89. The Director approves the proposed addition (see Plan Set) with the following condition: 1. TREE REPLACEMENT The applicant shall plant one new 24" box Western Sycamore (Platanus racemosa) tree along the rear property line as replacement for the removed tree. This tree shall be recorded as a protected tree in accord with the requirements of Chapter 14.18, Protected Trees. 2. GEOTECHNICAL PLAN REVIEW The applicant's geotechnical consultant should review and approve all geotechnical . aspects of the development plans (i.e., site preparation and grading, site drainage improvements and design parameters for foundations, drainage, pavement and retaining wa11s) to ensure that their recommendations have been properly incorporated. The results of the Geotechnical Plan Review should be submitted to the City for review and approval by the City Staff prior to approval of Building Permits. 3. GEOLOGIC AND GEOTECHNICAL FIELD INSPECTION The geotechnical consultant and engineering geologist should inspect, test (as needed), and approve all respective aspects of the project construction. The inspections should include, but not necessarily be limited to: site preparation and grading, site surface and subsurface drainage improvements and excavations for foundations and retaining walls prior to the placement of steel and concrete. The results of these inspections and the as-built conditions of the project should be described by the consultants in a letter and submitted to the City Engineer for review prior to final project (as-built) approval. This approval of the modification is effective June 16, 2011.
