Application No.: EA-2012-09,DP-2012-05, ASA-2012-13, EXC-2012-02, TR-2012-41 Applicant: Borelli Investments (Saich Way Station) Location: 20803 Stevens Creek Blvd Development Permit to allow the demolition of 11,610 square feet of existing commercial space and the construction of 15,377 square feet of new commercial space consisting of two new commercial building pads, 7,000 square feet and 8,377 square feet respectively; Architectural and Site Approval Permit to allow the demolition of 11,610 square feet of existing commercial space and the construction of 15,377 square feet of new commercial space consisting of two new commercial building pads and associated site improvements; Exception to the Heart of the City Specific Plan to allow a reduced street side setback for two new commercial building pads, where a 35 foot setback (from the edge of the curb) is required; Tree Removal Permit to allow the removal and replacement of 13 trees in conjunction with a proposed development project. ❑ Geologic/Soils o No significant impacts o Low fault zone area, so a soils report will be required o If any cultural artifacts are discovered during construction, the proper authorities will be called to mitigate o In-fill grading will need to be done to facilitate a new two-way driveway ❑ Trees/Landscaping o 13 trees existing on site will be removed and replaced on a 2 to 1 basis o The site will comply with C3 Storm Water requirements o Improvements include the installation of permeable pavement and bioswails o A consulting arborist will be retained to monitor the neighboring trees during construction to ensure their continued good health ❑ Air Quality o Standard mitigating measures will be in place during construction to minimize dust o Odor abatement equipment will be installed if complaints are received ❑ Traffic o No significant impacts o The new project will result in less than 100 additional trips o 16 diagonal spaces to be created along Saich Way(in addition to the 81 spaces on site) o The bus stop on Saich Way will be moved and improved.
