Applicant: Edward Chan (Cupertino Property Development II, LLC)
Location: 10380 Perimeter Rd
Architectural Site Approval for a new 5-story, 148 room hotel and associated site and off-site
improvements;
Development Permit to allow the demolition of an existing parking lot and construct a 5 story, 148
room hotel of approximately,102,200 square feet that includes a restaurant, bar, lounge and conference
rooms built over a 35,400 square foot underground parking garage that contains tandem parking;
Parking Exception Permit to allow tandem parking an.cl 156 stalls where 184 stalls are required;
Tree Removal Permit to allow the removal and replacement of 96 trees to facilitate the construction of a
new hotel;
Use Permit to allow a 24-hour hotel, including a restaurant with interior bar;

Tree Removal Permit to allow the removal and replacement of 19 trees to facilitate the off-site
improvements associated with the construction of a new hotel
❑ Geologic/Soils
A geotechnical soil report will be required prior to construction
❑ Trees/Landscaping
o There are over 150 trees, 115 of them are planned for removal (96 onsite and 19 off site)
o 4 of the trees proposed to be removed are specimen trees (Coast Live Oaks)
o 52 of 84 Redwood trees are in very poor condition due to overcrowding and lack of
water
o 116 replacement trees will be re-planted in accordance with the Tree Ordinance
o A condition of approval will be added to have an arborist certify that the trees
remaining on site will not be affected by the construction and that the newly planted
trees will be planted such that they will also thrive and continue to be healthy
o It was recommended that other species be researched other than the replacements of
Redwood trees as they are not drought tolerant
❑ Air Quality
o Standard mitigation measures would be in place during construction to reduce dust
o Green House Emissions were studied and no significant impacts were found
❑ Noise
o An acoustical report will be required prior to issuance of the building permit to ensure
that the hotel rooms are in compliance with the City's interior noise level requirements
❑ Traffic
o A Traffic Impact Analysis was performed. The study looked at 9 signaled intersections
and 1 un-signalized
o There are 78 peak am trips and 89 peak pm trips. This amount falls below the
requirement to perform a Congestion Management Program analysis
o All intersections will operate at acceptable levels
❑ Archeological/Cultural
o There will be a Stop Work Order in the construction documents should any remains or
artifacts be discovered on site
❑ Additional Discussion
o Current uses for the space include a Farmer's Market, overflow parking lot and a cell
site location along the freeway
o Discussed the concept of using recycled water onsite
