OF THE PLANNING COMMISSION OF THE CITY OF CUPERTINO
• RECOMMENDING APPROVAL OF A TENTATIVE MAP TO DIVIDE
2.5 ACRES INTO TWO PARCELS.

FINDINGS AND SUBCONCLUSIONS:
Approval is recommended subject to the findings as set forth on Page 1 and
subconclusions as set forth in the minutes of the Planning Commission meeting
of July 13, 1977.
CONDITIONS:
1-14. Standard Conditions to the extent that they do not conflict with the
special conditions enumerated herein. In the event a conflict does
exist, the special conditions enumerated herein shall apply.
15. That the approval is based on Exhibit A of Application 11-TM-77, as
may be modified by additional conditions contained herein.
16. The 26 ft. ingress/egress easement depicted on Exhibit A of this
application shall be modified by deleting the proposed east/west
"leg" of said easement and extending said easement in a north/south
direction between Mariani Avenue and the principal entry drive to
the industrial portion of the subject site.
17. All non-fruit trees with a .trunk diameter of 12' inches or greater
shall be retained. Although it is desirable to retain all trees,
a request for removal of any of said trees may be submitted and
evaluated in conjunction with Architectural and Site Approval:
Conunittee review of the specific site development plan for Parcels
1 and 2.
18. The applicant shall submit an appropriate le al document providing

for reciprocal ingress and egress easements between Parcels 1 and 2
and between Parcels 1 and 2 and C and D in order that the patrons
of uses located within these parcels shall have the right of access
to ingress and egress driveways serving said properties from De Anza
Boulevard and Mariani Avenue.
